The Housing Authority of the Town of Brookfield is a duly authorized and acting Public Body, having been created pursuant to the Connecticut Statutes. The Housing Authority owns the property, and has life use of the buildings on the property. Both forms of ownership will continue as long as the land and buildings are used for the purpose of providing housing for the elderly and the disabled.

The Housing Authority has an Assistance Agreement with the State of Connecticut, and a cooperation Agreement with the Town of Brookfield. It is the Housing Authority's responsibility to maintain the facility in accordance to Standards developed by the Connecticut Legislature, and the State Department of Housing. The Authority is governed by a Board of Directors made up of volunteers from the Town of Brookfield. The day to day operation is managed by a Director and his / her staff. The  Director reports to the Board of Directors.

We have (27) efficiency apartments, each with an area of 450 square feet, and (4) two room apartments and (4) handicapped apartments, each 522 square feet in area. The Housing Authority is charged with the responsibility of maintaining each apartment. You can liken this relationship to a condominium association and the maintenance agreement includes the interior of each apartment.

Request for fixed cost proposal

Sav-Mor Cooling and Heating, Inc of Southington, CT has been awarded this project by the Board of Directors of the Brookfield Housing Authority. Thank you to all contractors who submitted fixed cost proposals for this project.

 

 

 

The Brookfield Housing Authority is seeking  fixed cost proposal's for the following capital expenditure project.

Installation of :

35 Fujitsu Ductless Split Heating/Cooling Model 12rls

9 Fujitsu Ductless Split Heating/Cooling Model 9rls

1 Fujitsu Ductless Split Heating/Cooling Model 24rls

as follows:

27 -12rls's will be installed in 27 efficiency apartments

8-9rls's and 8-12rls's will be installed in 8 one bedroom apartments

1- 9rls's will be installed in the office

1-24rls's will be installed in the Community Room

The contractor is responsible for providing said units along with all necessary accessories required for installation. The contractor is also responsible for providing all electrical connections as required from circuit panel to exterior unit, to include disconnect located as required byCode.

Additionally, additional exterior 110v duplex receptacles may be required, if required by code.

The contractor is responsible for obtaining all necessary permits required by the Town of Brookfield, and completing all inspections successfully.

Along with your fixed cost proposal, you must include:

  1. Your Proposal
  2. Your State of Connecticut required license, and licenses of any subcontractors that may be used as part of your proposal.
  3.  Copies of Certificates of Insurance, to include General Liability, and Worker Compensation for employees. All subcontractors must also provide the same documentation.
  4. You should provide documentation of any rebates that may be available for this project, along with your qualification to obtain them.
  5. A time frame for completing the project, and submitting necessary documentation to any agency providing rebates.
  6. Information regarding your ability to maintain, and/or repair units after installation.
  7. Verifiable references of clients you have done this type of work for in the past.

Along with your proposal you may attend a walk through, and meeting to discuss the project, and its requirements to be held at the offices of the Brookfield Housing Authority located at Brooks Quarry, 3 Brooks QuarryRd, Brookfield, CT 06804 on February 26th, 2010 at 10 am. You may call203-775-1403 Monday through Wednesday 9:30am to 1:00pm for directions. No other information can be obtained regarding this project by calling our office.

Criteria for being selected to complete this project is not completely based on price. Final proposals must be received by the Brookfield Housing Authority on or before March 4th, 2010 by 1pm. Notification of contract award will be on March 5th, 2010. The Brookfield Housing Authority reserves the right to withdraw this project.

March 4, 2010 –

TheBirthday Month is here!!    Happy Birthday wishes go out to:

Our regularly scheduled Board meeting will be held on Tuesday, March 9th at 7:00 pm. We should have our final decisions made as to if and when we will be installing the new heating and cooling system throughout the complex.

Liz Pliska has once again offered to cook up her famous corned beef and cabbage dinner for St. Patrick’s Day, to be held in the Community Room on Monday, March 15th at 1:00pm. Please call Liz@ 203-740-2309, if you would like to offer your assistance.  As always, a sign up sheet will beavailable on the office door. Please, sign up early if you plan to attend.

I hope you had a chance to review my Annual Report which was attached to the last Wash.  While the theme of my report contained a message about change, I also mentioned a future objective which I hope carries through to the next Director and that is “to nurture a more conducive, friendly atmosphere in our community.”

With that said, please join me in welcoming our newest tenant, Helen Allegretta. She will be residing in Unit 2-2 and is very excited about her move here from Norwalk.

Well folks,as this may be my final WASH, I thought it would be most appropriate to end this edition with a quote.  Many times I would begin my monthly newsletter with something simple but thought provoking. One of my favorite sayings to keep in mind:

Recertification is underway and Gerry and I want to thank you all for gathering your information and keeping your appointment!  This will allow us to meet one on one with you and speed the process along as we determine your rent for next year.  If you have any questions, please let usknow.

Our regularly scheduled Board meeting will be held on Tuesday, February 9th at 7:00 pm.  As always, we will be discussing issues that may be of interest to you and invite you to attend.  One item we plan to discuss is the replacement of our old electric baseboard heating system.  We are considering the installation of the energy efficient Fujitsu system which replaces both our current electric heat together with the old wall air conditioners. Also, I plan to review our Annual Report if time permits.  I have attached a portion of that report to this addition of the WASH.

I also would like to invite everyone to a Tenant’s Meeting on Friday, February 19th at 9:30 am.  Our special guest will be Cindy LaCour, Director of Social Services and Elaine Donahue, RSC from Candlewood Valley Health & Rehab Center in New Milford.  They would like to familiarize you with their facility so that you may consider them in the future if need be.  Refreshments will be served.

In recognition of Valentine’s Day, Liz Pliska is planning to whip up an old- fashioned Pasta Dinner which will be served on Thursday, February 11th at 12:30 pm.  Please use the sign up sheet located on the office door.

Once again Ineed to remind everyone:  PLEASE DO NOT FLUSH ANYTHING BUT TOILET PAPER DOWN THE DRAIN!  That includes disposable wipes, towels, etc. which cause clogged lines.  We recently ran into a problem with our pump which shut down Building 3 due to someone flushing a plastic ringdown their toilet.  Not only is it an inconvenient to those needing to use the laundry but also extremely costly to replace pumps!

Several new rules (3) were discussed and passed unanimously at our monthly Board meeting last evening and shall become effective immediately:

No flame producing products (i.e.,candles, oil lamps, etc.) are allowed to be used in any apartment, common areas or offices.

We are in the process of revising our application for housing to include a Smoke Free Policy which allows us to not accept smokers in to our facility from this day forward.  Current residents that smoke will be exempt and may continue to smoke in their apartments but NOT in common areas.  A Smoking Area will be established in the near future.

The cost of any damage caused by any product brought into an apartment without the written permission of theExecutive Director will be borne by the resident. Determination of the cause ofthe damage, as well as the subsequent corrective action will be the soleresponsibility of the Executive Director or his or her designate.  The cost of said determination will be borne out of the operating budget of BHA.

*On July 1, 2010, all residents willbe required to sign a new lease that includes the above requirements.

Please note:  While the Housing Authority is under contract with Charter Communications for cable television services, please contact the BHA office when you are experiencing problems of any kind.  For example, if lose service or have trouble with your remote, DO NOT CALL Charter, call the office and then we will contact our representative for assistance.  When YOU call the cable company for service, YOU WILL BE CHARGED by Charter and you will be held responsible for payment. Non payment of these bills can result in the cancellation of your entire cable service.
